East Coast

Canterbury School, $8,120,000 renovations and expansion of Steele Hall which houses their library, cafeteria, and administrative offices. Entire building will be renovated and we are adding a one story wing in the front for administrative offices and a one story addition in the rear to expand the cafeteria. Work will start in September and be completed in August 2009. Country Club of Darien, $3,400,000 renovations including a re-building of the staff house and a two story addition over the kitchen for new administrative offices and a full renovation of the kitchen. Work will start in October and be complete in May 2009. Project team is Kevin Deane, Project Manager; Paul Shamas, Project Estimator; Craig Golding, Superintendent.

Round Hill Community Church, $1,500,000 renovation and expansion of their Community House, an historic wood frame structure. There is also the possibility that we will renovate portions of the church. Work will start in June 2009 and be complete in December 2009. Project team is Mark Kammerer, Project Manager; Jonathan Seymour, Project Estimator; Bob Frost; Superintendent.

Sunningdale Country Club, Scarsdale, NY- $7,500,000. 14,000 sf.  Addition of a grill room to the clubhouse; construction of a new pool house and two pools; new landscape plan; modification to the drop off entrance. Project Manager: Tom Favazzo. Superintendent: Bob Frost. Estimator: Jonathan Seymour.

Trumbull High School
, Trumbull, CT - $60,000,000. 330,000 sf. Joint venture including JCJ Architecture of Hartford and Wiles Architects of Bridgeport with O&G Industries.  Project includes compliance with LEED Silver standards.  Work includes a new swimming pool addition, a major renovation/redesign of the auditorium, upgrade of mechanical and electrical systems including new central plant equipment, roof and window replacement, and classroom additions and renovations. Superintendent: John Martikainen.

Patterson Country Club
, Fairfield, CT - $19,000,000. 50,000 sf.  Construction of a new clubhouse facility to replace the existing one. Project Manager:  Joe Orlando. Superintendent: Scott Marlow. Estimator: Jonathan Seymour.

Stamford Hospital, Stamford, CT - $2.6M.  50,000 sf.  Renovations on five different floors of 1351 Washington Boulevard to provide facilities for a wound care center, diagnostic x-ray center, training facilities, computer room and general administrative office improvements.  Project Manager and Superintendent:  Mike Steadman, Estimator:  Peter Walz.

Pound Ridge Golf Club, Pound Ridge, NY - $1.5M.  New golf cart barn and restroom facility plus extensive electrical and water treatment improvements.  Project Manager and Superintendent:  Bob Frost, Estimator:  Jonathan Seymour.

Ralph Lauren Store, Greenwich, CT - $5.6M.  19,000 sf.  Construction of a new two-story retail store to replace existing single story building on Greenwich Avenue.  Details include limestone façade, hand-forged wrought iron ornamental work and custom millwork.  Project Manager:  Pat Moughty, Superintendent:  Larry Quintiliano, Estimator:  Paul Shamas.

Partner Reinsurance, Greenwich, CT - $700,000.  20,000 sf.  Renovation of several areas spread around the fourth floor including work to the mailroom, pantries and general office space.  Project Manager:  Tom Favazzo, Superintendent:  Ed Mackowski, Estimator:  Peter Walz.

Darien Library, Darien, CT - $16.2M. 54,000 sf. Four story new construction seeking LEED Gold Rating featuring green technologies such as a four-well geothermal system with heat pumps, xeriscaping and photo voltaics. Sempra, Stamford, CT - $30M. 21,000 sf. New 2nd floor addition over existing occupied single story building. Complete redundant HVAC & electrical systems. Multi-phased in order to keep occupied building operational. 110 position trading floor & new escalator. Exterior of building constructed with new-to-the-US rain screen panel system, ribbon windows & Rheinzink metal cladding. East Coast
New Property Management Assignments
Albert B. Ashforth, Inc. has been awarded several new management assignments in 2007.  Lexham Private Investors awarded ABA a 530,000 sf portfolio located in the Hartford area along with 274 Riverside Avenue, a 48,000 sf building, in Westport.  Abbey Road Advisors has awarded ABA the management of 400 and 465 Columbus Avenue located in Valhalla, NY which is 240,000 sf. Ashforth was also chosen by Lemle private investors to manage three of their properties, totaling 167,000 sf. 

People
Several new people have joined our property management staff recently – Karen Tietjen as a Property Manager; Cliff Lemle, Andy Wlaz, and Shaun Riordan have been hired as new Assistant Property Managers; and  Richard Barros,  Bill Osedach, Todd Longo and Nakiya Davis have joined the Property Management team.

Events
Several of Ashforth’s managed buildings participated in a “PJ’s and Books” drive which provided pajamas and books for area children in need.  Winter Book Fairs were held and once again a donation of books was made to local non-profit agencies. The October clothing drive was an overwhelming success.

Riverside Properties
Bridgewater Associates, Inc. has signed a five year lease to occupy all of 355 Riverside Avenue in Westport commencing February 2008.  The first floor is being designed to contain a fitness center as well as other public meeting rooms.

Stamford Square
The renovation of first floor restrooms is completed.

Greenwich Plaza
Major projects included the update of roof repairs, elevator cab renovations, a paving project.  A major capital project is planned for a chiller replacement in the first quarter of 2008.

8 Sound Shore Drive
Southern CT BOMA awarded the building the prestigious “Building of the Year” award in its category of under 100,000sf. The building opened a new, state of the art conference room facility for the use of the tenants.

Nyala Farms
A new lease for the remaining space in building 500 has been signed with Bridgewater Associates. The space will be demolished and completely rebuilt. The complex is now 100% occupied. Several capital projects have been completed in 2007 including two new chillers, garage and drainage repairs, façade repairs to the lobby of building 300/400.  Projects begun in 2006 for a BMS expansion and Fire Alarm upgrades were also completed.

Westport Corporate Office Park
A tenant fit out for BASES as well as Landscape upgrades were completed this year.  MetLife has renewed their lease and the complex remains 100% occupied.

20 Horseneck Lane
Roof replacement project, 2nd floor build out of Stone Point/ Castle Point area.

Lexham Properties
Lexham Avon: 339 West Avon roof replacement completed spring 2007; Lexham Hamden: parking lot repair/replacement completed summer 2007; Lexham West Hartford: garage repairs completed fall 2007.

West Coast
Portfolio Wide Events: Pedestrian Crosswalk Safety Training Session (continuing series of Ashforth Pacific’s life safety events - including Blood Drives, CPR and First Aid Training, Floor Warden Training and Fire Drills) was held January 12th. Book Fairs were held in October at Lloyd Center Tower, and November at Liberty Centre. Tenant Holiday Breakfasts were held in early December. Flu Shot Clinic was held on December 19th in Lloyd Center for the all tenants.

Lloyd Center Tower: Dun & Bradstreet renewed in 1,009 sf. NW Requirement Utilities, Inc. renewed in 1,450 sf.

Lloyd 700 Building: Parametrix expanded by 4,382 sf. Keller Williams leased 5,756 sf. Planning Resources leased 1,611 sf. Unisys renewed in 821 sf. AmeriCredit renewed in 1,783 sf. Kaiser Permanente subleased 16,288 sf.

Oregon Square: 360networks renewed in 770 sf. in the 830 Building.
